Construction Project ManagerOverview:Responsible for overall project planning and scheduling, resource allocation, project accounting, and control, while providing technical direction and ensuring compliance with quality and safety standards. Responsibilities include those outlined below as well as those required of superintendents. May also perform duties of quality control manager. Reports directly to project executive.Key Duties / Responsibilities of Project ManagerReviews project requirements to determine timeframe, procedures for accomplishing project, staffing requirements, and allotment of available resources for various phases of projectEstablishes work plan and staffing for each phase of project and arranges for recruitment or assignment of project personnelDirects and coordinates activities of project personnel to ensure project progresses on schedule and within prescribed budgetPerforms non-field project management duties such as estimating, negotiation, project buy-out, subcontracting, budgeting, invoicing, etc.Leads all design, estimating, and scope development efforts for assigned projectsReviews status reports prepared by project personnel and modifies schedules or plans as requiredPrepares project reports for management, client, or othersIdentifies and resolves problems in a timely manner; gathers and analyzes information skillfully; develops alternative solutions; works well in group problem solving situationsCoordinates with client and end users to minimize impact of project activitiesOversees the construction project from start to finishManages the budget, tracks expenses, and minimizes exposure and risk to the project; develops and implements cost saving measuresCommunicates effectively with the subcontractors responsible for completing various phases of the projectCoordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, subcontractors, and laborersMonitors the progress of the construction activities on a regular basis and holds regular status meetings with all the subcontractorsInspects construction siteEnsures project documents are completeIdentifies the elements of project design and construction likely to give rise to disputes and claimsManages difficult or emotional client situations; responds promptly to client needs; solicits client feedback to improve serviceDemonstrates knowledge of equal employment opportunity (EEO) policy; shows respect and sensitivity for cultural differences; educates others on the value of diversity; promotes a harassment-free environment; builds a diverse workforce.Follows three-step quality control process.Maintains OSHA compliance and follows company safety procedures.Education / ExperienceA bachelors degree from a four-year college or university OR a minimum of 5 years of experience as a project managerExperience working on federal projectsLEED certification a plusKnowledge, Skills, and Abilities RequirementsProficient in Microsoft Excel, Word, Project, and Outlook and Adobe AcrobatStrong background in concrete, electrical, structural, mechanical, general trades, etc.Familiar with ground-up construction drawings and specificationsThorough knowledge of legal issues and safety / OSHA standardsAbility to speak and write clearly; ability to proofread writing for spelling and grammar errorsAbility to plan and organize a team effortAttention to detailGood client managementCapacity to motivate, lead, and boost morale of the teamsEffective time management and logical decision-making abilityCapacity to handle pressureStrong focus on quality and safetyAbility to analyze and troubleshoot issues in a timely mannerPhysical RequirementsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential responsibilities of this job.
